Where do the logs come from?
This depends on the style of log that you choose. Most of Country Classic's recommended logs come from a relatively high altitude region with a dry climate in British Columbia. This insures that the trees are slow growing, resulting in tight growth rings. Tight growth rings mean that the wood is denser which helps to reduce checking and cracking of the logs. Some species are standing dead timber.
What is a dry-in package?
A dry in package is a home that is finished on the exterior with windows and doors in place. It is ready for plumbing, heating, and electrical. A Country Classic Log & Timber Home dry in package includes a finished roof system, both inside and out.
How much does a log home cost?
There are many variables in building a log home. Much depends on the log style (profile) and species, and where the home will be constructed. Engineering for snow loads, earthquakes, and wind differ from area to area. Your interior choices also play a major factor in the square foot price. Ranges vary for a shell, $35 Ð$55 a square foot dry in package, $75-$100 a square foot, turn key (completely finished) $150 Ð $350 a square foot.
Can I do some of my own work?
Yes, as long as it is part of your own expertise, and it will not hold our crews up from completing the entire scope of work on schedule. For example, if you are an electrician by trade and want to do your own wiring, and can complete the work within a timely manner, it's ok.
Do log homes have a higher re-sale value?
The re-sale value of a log home depends on your area and the availability of other log homes on the market. Log homes are very desirable in this region and retain a higher re-sale value based on emanates.
Is building with logs more expensive then conventional homes?
Not comparatively. If you were to build a stick frame, or post and beam house with open beams, wood siding and tongue and groove paneling on the inside, you would find they are comparable.
How well do logs insulate?
Due to their thickness and cellular structure, logs represent what is known as a thermal mass. As a result they naturally hold heat over time and then slowly radiate it back into a room when the temperature lowers. As a result, log homes are very energy efficient and easy to heat.
How long does the whole process take?
This really depends on the size of the project, however a 2000 square foot home takes between 10 and 12 months to complete.
Do logs need a lot of attention for maintenance and upkeep?
Using the correct products on log exteriors will keep their appearance fresh and help them to last with no more maintenance then the average home. Country Classic Log & Timber Homes are built with a minimum 2 foot eave that also helps to protect against the elements.
Are log homes more susceptible to fire then stick built homes?
No. While performance varies in different log types, in various studies, log walls withstood fire and revisited the increase of surface temperature well beyond that of legally mandated requirements. Handcrafted, fully scribed logs held their structural integrity best of all log and construction types. Additionally, in recent California earthquakes, log homes escaped major damage.
Are log homes more expensive to insure?
This depends on the insurance company and the agent. We have found that log homes cost no more to insure then a standard construction home. If insurance is higher, it is because the replacement value is higher.
